The NESTinNOLA Owner Community App (the “App”) is a Progressive Web Application operated by New Orleans Leasing & Sales, Inc. (NOLASinc.), a licensed Louisiana real estate brokerage, and built and maintained by Dayblazer (dayblazer.app).
The App is intended exclusively for property owners in the New Orleans metropolitan area engaged in furnished, mid-term, or flexible rental operations. Use of this App constitutes acceptance of these Terms and the Privacy Policy set forth herein.
Our website is located at nestinnola.com. The App and the website are separate but related products operated by the same organization.
All features, tools, designs, code, content, interfaces, workflows, and naming conventions of the NESTinNOLA Owner App are the exclusive intellectual property of New Orleans Leasing & Sales, Inc. and Dayblazer, and are protected under applicable United States copyright and intellectual property law.
You may not copy, reproduce, scrape, reverse-engineer, repackage, resell, or create derivative works based on any feature or component of this App without prior written consent from NOLASinc.
The App is built on the Dayblazer platform. The underlying platform architecture is proprietary to Dayblazer. Unauthorized reproduction of app structure, design patterns, or feature sets is a violation of copyright and may result in legal action.
Blog content displayed within the App is sourced from nestinnola.com and remains the copyright of NOLASinc. Members-only articles are protected and may not be reproduced or redistributed.
The App stores your property data — including mortgage details, income and expense entries, property photos, door codes, WiFi credentials, checklist progress, and calendar entries — locally on your device using your browser’s localStorage.
Property Manual Info (door codes, WiFi passwords, etc.) is stored locally on your device and is never transmitted to NESTinNOLA servers unless you are an active member with cloud sync enabled.
We strongly recommend that free users periodically note their mortgage setup details and other critical entries separately, as we cannot recover locally stored data on your behalf.
Access to premium features is granted via a numeric PIN issued by NESTinNOLA upon active subscription through nestinnola.com.
Free access to certain features (Owner Articles, checklists, Welcome Note generator, and zip-code verified community access) is provided at the sole discretion of NESTinNOLA and may be modified or discontinued at any time.
The Lead Pool allows members to share and view tenant leads within the NOLA owner community. The following conditions apply:
Owners of each property are responsible for the accuracy of their own listings. Unless you are a property management client of NOLASinc., you are solely responsible for vetting and securing your own rentals and leases via this platform. Our role is to reach, connect, and target clients who find your property through our website and app tools.
Subscription plans on nestinnola.com allow for unique services including realtor-assisted tools such as MLS exposure, access to LREC forms, and the ability to consult with a licensed REALTOR® when working with a potential tenant.
Although use of this App and website does not imply an agency relationship, MLS inclusion (with applicable membership tiers) does require your express permission to list the property. By agreeing to MLS listing terms, you are considered a client of NOLASinc. for that purpose only, and you expressly authorize NOLASinc. to create and edit your MLS entry. You are responsible for notifying NOLASinc. promptly when a property has been leased, so that the accuracy of the GSREIN database is maintained.
All media submitted for listings may be used by NOLASinc. in perpetuity for marketing and graphic design purposes without address identification, including in headers, brochures, and social media. This permission persists even after subscription expiration.
The My Property tools — including the mortgage payment tracker, income and expense logger, YTD cash flow summary, and annual Excel export — are provided for informational and organizational purposes only.
Mortgage balance calculations reflect payments as logged by the user and may not match your lender’s records. Always verify balances and payment breakdowns directly with your mortgage servicer.
The annual CSV export is designed to assist in organizing your records for tax preparation. It is your responsibility to verify the accuracy of all entries before providing them to a tax professional.
If you upload a property photo within the App, that image is stored locally on your device (free users) or synced to your member account (PIN holders). It is not publicly displayed or shared with other users.
If you upload images to nestinnola.com, you should avoid uploading images with embedded location data (EXIF GPS). Visitors to the website can download and extract location data from images on the website.
Any images or media submitted for property listings on nestinnola.com may be used in the future and in perpetuity by NOLASinc. for graphic design and showcasing purposes. No addresses or identifying location information would be used — only visual imagery, such as in headers or marketing materials. This usage cannot be easily rescinded once your listing is live.
The NESTinNOLA Owner App uses localStorage (not cookies) to store your property data, settings, zip code verification, and sign-in state on your device. This data does not leave your device unless you are a member with cloud sync.
The App does not use third-party advertising trackers or analytics by default. The App does not serve advertisements in its current form, and NESTinNOLA does not sell advertising within the App.
The nestinnola.com website uses standard WordPress cookies for login sessions, comment forms, and display preferences. Login cookies persist for up to two weeks if “Remember Me” is selected. These cookies are unrelated to the App’s localStorage.
Articles and content pulled from nestinnola.com into the App are fetched via WordPress REST API and may be subject to the cookie and tracking policies of the host server.
Your personal data will never be sold, rented, or traded to any third party. Communications you receive from us will only include those you have requested — such as property leads, newsletters, or direct responses to contact forms.
PIN request submissions include your NESTinNOLA username, email, and optional phone number, which are used solely to verify your membership and issue your access PIN. This information is stored on our secure server and used only for account management purposes.
Lead Pool submissions are stored on our server for 30 days and are visible to verified members only. Posted leads do not include the identity of the submitting member.
If you request a password reset on nestinnola.com, your IP address will be included in the reset email. Visitor comments on the website may be checked through an automated spam detection service.
You have the right to access, correct, export, or delete personal data we hold about you. To exercise these rights, contact us at the information below.
For data stored locally on your device, you may clear it at any time through your browser or device settings. Note that clearing local storage on a free account will permanently delete your My Property data, as we do not retain a server-side copy for free users.
Members may request deletion of their server-side account data by contacting Anne Beck directly. Deletion of your account data will revoke your PIN access.
If you have left comments on nestinnola.com or have a registered account, you may request an export or erasure of your data. This does not include data we are required to retain for administrative, legal, or security purposes.
The NESTinNOLA Owner App is intended exclusively for property owners in the New Orleans metropolitan area. Access requires verification of a valid NOLA metro zip code.
Users who circumvent or misrepresent their geographic location to gain access to the App are in violation of these Terms and may have their access revoked. NESTinNOLA makes no representation that the App’s tools, resources, or lead pool are applicable to markets outside of the New Orleans area.
These Terms and this Privacy Policy are governed by the laws of the State of Louisiana. Any disputes arising from use of this App shall be subject to the jurisdiction of the courts of Orleans Parish, Louisiana.
NESTinNOLA reserves the right to update these Terms at any time. Continued use of the App after changes are posted constitutes acceptance of the revised Terms.
